Straight answers

Why am I being invited?

Your HOA management client uses OnlyHOA to send assignments, collect your documents, communicate about work, and keep an audit trail. A few things vendors ask:

Does it cost anything?
No — core access is free and there's no card on file.
Does OnlyHOA take a cut of my work?
No. Your invoices are paid directly by the management company; OnlyHOA takes no percentage of your work.
Does creating an account create a contract?
No. It doesn't create a contract or guarantee work — it's simply how your client sends and tracks assignments.
Who can see my documents?
The management companies you work with, so they can confirm your insurance, license, and W-9 are current.
Will I be marketed to other communities?
Only if you opt in. Getting discovered by additional HOAs is an optional, planned Pro feature — not the default.
Will this replace email?
It can keep work orders, messages, and documents in one place — but you can still receive PDFs and updates by email.
About OnlyHOA. OnlyHOA is a B2B SaaS platform built in Las Vegas, NV. We provide software for HOA management companies and self-managed boards to operate their associations — including work-order routing, compliance-document tracking, and tools that support association bidding workflows, including workflows related to NRS 116.31086. The software facilitates and records these workflows; it does not by itself make an association compliant with any statute. OnlyHOA is not a property-management company, a real-estate broker, a licensed insurance verifier, or a certifying authority. Records on file are submitted by the vendor and remain the vendor's responsibility for accuracy. Nevada license status is checked against publicly available Nevada State Contractors Board (NSCB) records, which may not reflect recent changes and are not guaranteed complete; vendors remain responsible for maintaining valid, current licensing.
